Commencing at a point where the San Joaquin river intersects the north boundary line of the Co. of Merced, said line being the dividing line between the counties of Merced and Stanislaus; thence southwesterly along the boundary line between the counties of Merced and Stanislaus and Merced and Santa Clara to Mariposa Peak; thence easterly along the sec. line dividing sections 27 & 28 in twp. 11 S. R. 7 E. to the southeast corner of sec. 24, twp. 11 S. R. S. E.; thence northeasterly along Los Banos Creek to a point where said Los Banos Creek intersects the 89c. line dividing secs. 32 & 33, twp. 9, S. R. 10 E.; thence north along said sec. line to the northeast cor. sec. 20, twp. 9, S. R. 10 E.; thence east 3 miles; thence north 5 miles; thence east to a point where said sec. line intersects the San Joaquin river; thence following down the course of said river point of beginning
